Land Development Associates, also known as LDA, is a leading provider of entitlement and development services based in Las Vegas, Nevada. With a focus on developing raw, green-field land, LDA offers a comprehensive range of services to meet the complex needs of such projects. This includes utility infrastructure and roadways, as well as obtaining all necessary governmental agency approvals.

LDA specializes in providing a one-stop-shop for entitlements, design review and value engineering, development management, dry and wet utility coordination, and land rights acquisition. The company has played a key role in coordinating major infrastructure projects in the Apex area, including the development of waterline and wastewater systems. This involved the construction of 24” and 36” waterlines, pumping stations, storage reservoirs, and appurtenances to connect Apex with the City’s main service area.

In addition to its work in the Apex area, LDA is currently providing supervision of design and constructability processes for various projects that began in 2018. These projects include approximately $70 million in improvements as part of Phase I and II of a design-build project.

Furthermore, LDA has successfully obtained numerous rights-of-way, easements and assisted with land acquisition for infrastructure located on federal lands administered by the Bureau of Land Management as well as State of Nevada-owned property. The company has also secured UPRR permissions to jack and bore under active railroad lines along with NDOT encroachment permits.

LDA's expertise extends to navigating Federal environmental compliance processes including the National Environmental Policy Act (NEPA). The company prepares robust application materials including resource-specific studies required by NEPA.

Currently coordinating multiple concurrent projects including large-scale developments such as the Northern Nevada Industrial Center in Lyon County and properties in Apex comprising over 25,000 acres of land. This work involves coordination of roadway design/build; dry utility coordination with NV Energy, Southwest Gas, and Cox Communication; and municipal utilities with local and regional providers.

Principal officers having backgrounds in civil engineering and environmental science coupled with years of experience in raw land development coordination enable LDA to offer time-saving and cost-reducing approaches across multiple development areas.
